If you are considering purchasing a property in the Tasman District, we recommend getting a LIM before finalising the purchase.
The LIM will detail the information that the Council has on record about a property, and it'll be reviewed by specialist staff to ensure we've included all relevant information for you.
It is recommended that the Council property file is viewed and compared with the actual building and activities on site to identify any illegal or unauthorised building works or activities.
A property file contains documents about a property that are not included in a Land Information Memorandum (LIM) report.
A LIM can take up to ten working days to deliver, although we do aim to complete the work in the shortest timeframe possible.
Tasman District Council is a Unitary Authority, meaning that both Regional Council and District Council information is included in your LIM - so it's very thorough.

A property file does not replace a LIM report. We recommend ordering both for a comprehensive view of your property information.
The file only includes work we know about. If work was done without consent, it will not be in the property file.

A Land Information Memorandum (LIM) application will only be processed once Council has received both a completed application form and full payment.
If payment is made correctly with the required reference details (such as “LIM” and the applicant’s name), the application date will be the day both the form and payment are received.
If payment is made to the wrong account or without the proper reference, processing will not start until our finance team identifies and confirms the payment. In this case, the application date will be the date the LIM team receives payment confirmation.
The statutory 10 working day period under the Local Government Official Information and Meetings Act 1987 begins once the application is complete and payment is confirmed, the acceptance date is day zero. The Council will prepare and send the LIM within this timeframe as promptly as possible.
LIM applications are subject to statutory processing timeframes and cannot be placed on hold beyond the final due date. If you need to delay the release of your LIM, the application must be cancelled and a new application submitted when you are ready. Any request to cancel must be confirmed in writing, and applicable fees and timeframes will apply.
You can request your LIM by completing the online form. Once the form is submitted, you'll need to pay your LIM fee before we can send you your LIM.
Please note: LIM cancellation requests must be submitted in writing within two working days of submitting your application. If received within this timeframe, a 50% refund will apply, with the remaining 50% retained as a cancellation fee.
Toka Tū Ake EQC have an online portal where you can search to see whether an EQC claim has been made for this property for the period since 1997.
